BPO, Appraisal, CMA?  Realtors sometimes use alot of acronyms in the course of everyday business, but many people don't know  what the stand for.  

All of the above are ways of conveying the value of a property.  A BPO, or Brokers Price Opinion, is used when a lender doesn't want a full blown, formal appraisal done on the property.  A BPO can be completed by a Broker for purposes of providing an opinion of the value of a home with the understanding that the broker might obtain the listing for the home. In Delaware and Pennsylvania, it is illegal to charge for a BPO unless the provider is also a certifed appraiser.

An Appraisal can only be performed in Delaware or Pennsylvania by a state licensed and certified appraiser who has completed specific training and a required apprenticeship to do so. 

A CMA, or Competitive Market Analysis, is similar to a BPO however, and can also be performed by a licensed real estate agent.  The opinion can also take into consideration current market conditions and may also use Pending transaction to predict a projected sales value.
